How to sublet a room?
Your subtenant and you register on this website and send us an email to wore.str3@gmail.com with all the necessary documents and a few suggested dates when you both have time for a short video conference (lasting approx. 20 minutes). During the video conference, we will draw up the contract, organize the handover of the keys and help with any questions.
How to find a subtenant?
You register as a main tenant and contact suitable subtenants using the inquiry list.
What do I need to consider?
- You must sublet your room via the Wohnheimsreferat.
- You may only sublet your room to enrolled students.
- The total duration of all sublets may not exceed 3 months without special permission from the Studierendenwerk Stuttgart.
- The subletting agreement can only be drawn up with both the main tenant and subtenant present in a video conference.
- A deposit agreement with the subtenant can also be arranged by us.
- A contract must be drawn up and signed at least 1 week before the start of the sublet.
- If you do not return to your room at the end of the sublet, the Wohnheimsreferat will inspect the room before the start of the subletting contract. The date for this will be agreed upon during the video conference.
How does the room handover work?
When you move out of your room and before the subtenant moves into your room, your room will be checked for cleanliness and damage by a member of the Wohnheimsreferat. You must make an appointment with us for the room inspection at least one week before the start of the subletting contract.
To hand over the room, you can either hand over the key to the subtenant yourself or have it handed over by a member of the Wohnheimsreferat. If you move back in, you will receive the key from a member of the Wohnheimsreferat. The details of the key handover will be discussed in the video conference.
What documents do I need to provide?
- Rental agreement with the SWS
- Photo ID
- Special permission from the Studierendenwerk Stuttgart if you want to sublet your room for longer than 3 months
Information for Subtenants
Am I eligible to sublet a room?
Anyone who is authorised to rent in the eyes of the SWS is entitled to sublet (see General terms and conditions of lease). In special cases, a sublet can be agreed by prior arrangement, stating a valid reason. A valid reason is, for example, a language study trip or an internship in Stuttgart.
How to find a room?
Register as a subtenant to get listed in the requests. As a subtenant you cannot actively search for a room or contact a main tenant. You must wait until a main tenant contacts you via the request list.
Rent, fees, voluntary donation?
The rent corresponds to the amount specified in the main tenant's main tenancy agreement. We encourage you to make a donation of €2.50 per week to us. With this donation we can finance ourselves and offer this service.
How does the room handover work?
When you move in, the keys are handed over to you either by your main tenant or by a member of the Wohnheimsreferat. When you move out, you hand over the keys to a member of the Wohnheimsreferat. The details of the key handover will be discussed in the video conference.
You must make an appointment with us at least one week before the end of your contract to move out and check your room. We will check that the room has been cleaned and is in good condition and you will hand over the keys to us. A move-out date is always the last working day of the month.
